What began in 1998 as a modest storage facility and mobile home park on New Natchitoches Road has grown into one of the most impressive and thoughtfully managed properties in northern Louisiana. Self Storage Companies React to Hurricane Helene

Mother Nature can be a cruel mistress. Making landfall as a category four hurricane in Florida, she tore through the Sunshine State with wind speeds of more than 100mph on September 26. But she didn’t stop there. Helene continued her destructive path, cutting across the southeast US and wreaking havoc on communities within Georgia, the Carolinas, and Tennessee.

Analysts are saying that Helene may wind up being one of the country’s most devastating disasters on record, taking the lives of at least 121 people with hundreds more still missing. A preliminary estimate by Moody's Analytics says the storm could carry an economic cost in the tens of billions of dollars.

Self-storage facilities, which often play a role in recovery, have also taken a hit. U-Haul, which generously offers 30 days of free self-storage disaster relief to people impacted by natural disasters, is no exception. Although the company has 437 U-Haul stores providing disaster relief across multiple states, they’re not immune to the fury of Helene as seen in this photo from a U-Haul facility on Swannanoa River Road in Asheville, North Carolina. Stockwell Road Storage in Bossier City strikes big with technology in 2018

After success with two prior properties, Shield Storage realized a need for technology that many others in our industry had yet to embrace. In 2018, with the building of Stockwell Road Storage in Bossier City, they decided to introduce the next generation of self-storage technology to the market.

One look inside the sleek, modern office and you know you have entered a different kind of storage facility. From their slick big screen monitors, to their fashionable waiting area, to the crisp clean feel throughout the property, you know this group has it together. Put the modern snazzy appeal to the side and you'll find still more sparkle underneath. The secret is in the security features. This group was most impressed and intrigued by the hotel industry's transition from room key cards to an app-based software using cell phone technology to unlock rooms.

At a time, pre-Covid of course, when many of us were still mulling over how to get online rental signatures, smart locks were coming onto the scene in a very big way. Shield Storage liked the security and benefits that this new lock system offered to tenants. Not only is there an option for motion detection, but access logs give you a clear report of who has accessed the property and how long they were there. The customer even has the option of sharing a code with others, setting time parameters for that functionality, putting them more in control of the security of their belongings than ever before.

Security isn't the only cool ammenity that Stockwell Road Storage boasts. This 86,000 square foot facility is a fully enclosed climate-controlled facility with just over 560 units. Renting here means you can unload your belongings under a covered unloading zone, store those belongings with the confidence of consistent temperature settings, while working with a company that provides security accessed through your very own cell phone. If you need it, you can even use their moving truck! Pulling the trigger on what is considered by many to be a pricey security option, Storage Shield has used smart revenue collection measures, passing a nominal fee of $8-12 per month along to the tenant to help offset the expense. While many operators are charging their tenants for a new disc lock at the time of move-in, these guys are collecting residual income every month for their smart locks. Today, Storage Shield is busy expanding their South Highlands location in Shreveport and will be installing the Noke ION, bringing them to 5 locations using smart lock technology. Kevin Seiple, an operations manager for Shield Storage Centers, and the friendly face behind the counter at Stockwell Road Storage, has been with the company since 2012 and is dedicated to the growth and improvement of our industry.

Elmwood Self Storage & Wine Cellar of New Orleans wins 2004 Facility of the Year from Mini Storage Messenger

That was the big news in December of 2004. Though Elmwood Self Storage & Wine Cellar had only been open since February of that year, they had already made quite an impression on our industry.

The beauty of this facility is found in the transformation from what was an old, dark 120,000 square foot building to a sprawling, state of the art self storage facility with over 144,000 net rentable square feet. Its most impressive feature is the wine cellar that safely holds 2,200 bottles of wine for business and private collections. After hurricane Katrina, the need for more specialized storage was realized when priceless art and sculptures stored at Tulane University were damaged. Elmwood Self Storage & Wine Cellar was closely examined by the experts at Lloyds of London and found to be an impressive storage facility even by their high standards. Since that time, Elmwood has been honored to store many priceless collectibles within their walls thanks to their dedication to maintaining high security measures.

Since the 2004 recognition as Facility of the Year, Elmwood has not only expanded their wine cellar, but they have also added many other features, including their Records Management and Valet Storage divisions. Boasting a high-tech security system with over 145 cameras, they continue to lead their community in providing safe and secure storage. This is evident in that 59% of their customers have been storing with them for over 3 years. The average length of stay for their tenants is 5.9 years and over 20% of their customers represent small businesses in New Orleans.

Changes to the International Building Code Affect Self Storage

With the support of its Code Committee, the national Self Storage Association successfully pursued several key changes to the 2021 International Building Code.

An exception has been added to IBC Section 2902.3.3 to permit an increase in the location (to greater than every other floor) and maximum distance of travel (to greater than 500 ft) for restrooms. The location and travel distance must be approved by the code official.
The maximum allowable height of sprinklered facilities made of Type IIB materials (unprotected steel) and Type IIIB materials (noncombustible or fire-retardant-treated wood stud exterior walls and any interior construction) has been increased from 3 stories to 4 stories. The Code continues to have total floor and building square footage limits.
Pursuant to modified IBC Section 903.2.9, storage facilities are exempt from the automatic sprinkler system requirement if: (1) the total fire area is 12,000 sq. ft. or less; (2) the combined total fire areas are 24,000 sq. ft. or less; (3) the facility is no greater than one story above grade plane; and (4) all storage spaces are accessed directly from the exterior.

These changes go into effect as they are adopted by local and state governments over the next several years. Prior to the adoption on the local and state level, storage developers can request that the code official rely on the 2021 changes as acceptable alternative methods of construction pursuant to section 104.11 of the existing International Building Code.
